One area, one agency: how Kothi is different from other property portals in Pakistan
Why every listing on Kothi comes from the single agency authorised for its area, what that means for buyers, tenants and owners, and why there is no paid placement — ever.

Open any property portal in Pakistan, search a society, and you will find the same house listed six times by six agencies, with the same photographs and six different prices. Call one and you reach a call centre; call another and the property was sold last month. Kothi was built to make that impossible.
The rule
A city is divided into areas — DHA Phase 6, Gulberg 3, F-11, Bahria Town Rawalpindi — and each area into four slots: residential and commercial, for sale and for rent. Exactly one agency holds each slot. Only that agency may publish listings in it.
So when you look at houses for sale in DHA Phase 6, every one of them was published by the one agency authorised for DHA Phase 6 residential sales. Their number is on the listing. Your enquiry goes to them.
What that means if you are buying or renting
- No duplicates. One property, one listing, one price.
- One number to call, and it belongs to people who work that area every day — not a lead desk.
- Answered within two hours. Every authorised agency commits to it in business hours; Kothi measures it, and an agency that goes quiet loses the area.
- No paid placement. Kothi has no featured, hot, boosted or sponsored listings, and never will. What you see is ordered by your filters alone.
- Sold prices stay visible. A listing marked sold or rented is kept as a record, clearly labelled, so you can see what things actually went for.
What that means if you own a property
Use List your property. Your details go to the agency that holds your area — not to five brokers who will all post the same photos. They call you, agree terms with you, and publish. Owners never publish directly, and there is no fee to you.
What that means if you are an agency
An area is territory, and you apply for it. To hold one you must be an established business with an NTN and FBR registration, hold the DHA or Bahria dealer registration where the area requires it, already have a minimum number of genuine listings in the area, and commit to the two-hour response. Kothi checks the declarations, and the first ten enquiries on each area are free before any monthly price applies.

Why we built it this way
Property in Pakistan is bought on trust, and trust is local. The person who knows which block of a phase has possession, which file has a dues problem, and which "1 kanal" is actually 1 kanal is the person who works that street. Kothi's job is to put you in front of that person, first time, without an auction for your attention in between.

Q: Can two agencies list the same property on Kothi?
No. Each area's residential and commercial, sale and rent slots are each held by one agency, and only that agency can publish there.
Q: Does Kothi charge buyers or tenants?
No. Searching, enquiring and listing your own property are free. Agencies pay for territory; nobody pays for placement.
Q: How do I know which agency handles my area?
It is named on every listing in the area and on the agencies directory. Tap Call or WhatsApp on a listing and you reach them directly.
Q: What happens if an agency stops answering?
Kothi measures response times against the two-hour commitment. Persistent silence releases the area to the next agency in the queue.
